Care & upkeep
Home Maintenance, Season by Season
A well-kept home holds its value and avoids expensive surprises. Here's what to check, when, and why it matters.
Spring
Recover from winter and prepare for storms.
- Clean gutters and confirm downspouts drain away from the foundation
- Inspect the roof for missing or lifted shingles
- Service the AC before the first heat wave
- Check exterior caulk around windows and doors
Summer
Make the most of dry weather for exterior work.
- Power-wash and reseal decks and fences
- Trim trees and shrubs at least a foot from siding
- Inspect the irrigation system for leaks
- Test GFCI outlets in kitchens, baths and outdoors
Fall
Button up the house before cold sets in.
- Have the furnace inspected and replace filters
- Drain and shut off exterior hose bibs
- Clean the chimney and check the damper
- Seal drafts with weatherstripping
Winter
Protect against freezing and keep systems running.
- Keep the thermostat at 55°F or above when away
- Watch for ice dams along the roofline
- Test smoke and carbon monoxide detectors
- Flush the water heater to remove sediment
Budgeting for repairs
A common rule of thumb is to set aside 1–4% of your home's value each year for maintenance. Older homes and harsher climates sit at the higher end.
